✅ 1. Apply for a Demolition Permit (Full Structure Only)

Before starting your residential demolition project in Austin, you must apply for a Demolition Permit and submit an Affidavit of Compliance to the City of Austin.

What’s Required:

      • Site plan or survey

      • Notarized owner authorization

      • Tax certificates

    Tree Review

    Protected trees (19″ or larger in diameter) must be reviewed. Tree pruning over 25% also requires a permit.

    Permits must be paid for and activated before scheduling inspections. A licensed plumber must pay for sewer tap and final plumbing inspections.


    ✅ 4. Disconnect Utilities

    Utility disconnections must be completed before demolition:

        • Water

        • Gas

        • Electric

        • Sewer

      Work with a licensed plumber and coordinate directly with all service providers.


      ✅ 5. Site Prep: Erosion Control, Tree Protection & Refrigerants

      Tree Protection

      Protected trees need:

          • 8″ of mulch

          • 5’ high fencing

          • Protection radius = 1 foot per inch of trunk diameter

        Erosion Control

        Required if there’s slope or runoff risk. Use methods like silt fencing or mulch socks, as approved by the City.

        Refrigerant Removal

        If HVAC systems are present, refrigerants must be professionally removed. Upload the Refrigerant Disposal Acknowledgment to your permit.


        ✅ 6. Pass Required Inspections Before You Can Tear Down

        You must pass all of the following before demolition can begin:

            • Pre-Construction Environmental Inspection – Confirms erosion control

            • Tree Inspection – Confirms proper protection is in place

            • 510 & 521 Sewer/Plumbing Inspections – Completed by licensed plumber

            • 100 Building Pre-Construction Inspection – Final all-clear

          Once approved, you’ll receive the Demolition Notification Packet, which includes instructions for notifying neighbors before work begins.
